Uneven Terrazzo Floor Restoration In Ironbridge

The starting point: worn terrazzo with uneven tile edges

The floor was in reasonable condition for its age, but its finish was grimy and well worn. There were also many areas of missing grout and extensive lippage—differences in height between neighbouring tile edges.

Most of the lippage measured less than 2 mm, although a few areas were around 4 mm. The floor was also slightly undulating. These were physical surface issues, not simply dirt that could be washed away.

Our original quotation was for a mid-sheen finish. The customer’s wife wanted a more reflective result, so the finishing objective became a highly polished shine. That made the earlier grinding and scratch-removal stages particularly important: a glossy finish would not disguise remaining grinding marks.

Day one: reducing the lippage without assuming the tile depth

Before restoration began, we installed plastic sheeting around the room to protect the walls from grinding splashes. We then used a heavy-duty floor grinding machine fitted with 30-grit metal diamonds.

The tooling removed a thin layer of terrazzo on each pass. This floor needed six passes to remove most of the lippage.

There was an important limitation: it was uncertain whether the tiles were terrazzo throughout or cement tiles with a terrazzo surface layer. Grinding permanently removes material, so that uncertainty called for care rather than pursuing complete levelling at any cost. Most of the lippage was removed; the result was not a claim of perfect flatness.

Next, we used transitional copper and diamond resin tooling to remove the coarse grinding scratches and prepare the surface for honing. Before finishing the first day, we applied a densifying chemical to help strengthen the cement matrix and support the final shine.

Day two: filling the gaps and refining the edges

We began the second day by filling the missing grout with a Reddy Brown resin filler. The repair work extended across approximately two-thirds of the floor.

While the resin cured, we ground and honed the edges with an electric hand grinder and hand polisher. The large floor machine could work to within about 5 mm of an edge, but restricted areas still needed separate attention.

The client had removed most of the skirting boards, reducing the amount of dedicated edge work required. We concentrated on the window area, a cupboard, the doorway and radiator fittings. Even with that improved access, the edge grinding and honing took about three hours.

After completing the edges, we used the final transitional diamond tooling to finish the honing stage and remove excess resin from the floor surface.

Polishing revealed scratches that needed another pass

Polishing began with 400-grit resin diamond tooling, followed by 800-grit resin diamonds. At this stage, a couple of areas still had scratches left from the initial grinding.

The slightly undulating surface made consistent refinement more difficult. Rather than continuing over the marks, we returned to the transitional diamonds to remove them, then re-polished the affected areas. Final resin-diamond polishing with 1500-grit diamonds left a high-sheen finish.

We then used fine polishing powder to produce a deep, lustrous gloss. This was a specialist finishing treatment on this project, not a routine cleaning recommendation. For cementitious terrazzo, progressively finer diamond polishing is the preferred approach; acid-containing polishing powders can damage the cement binder.

The finished floor—and how to care for it

The final treatment was an impregnating sealer to help reduce liquid absorption and make cleaning easier. The completed floor had the highly reflective finish the customer’s wife had wanted, and both clients were absolutely delighted.

We explained that the sealer would not protect against acid spills. Sealing does not make terrazzo immune to etching, so acidic household cleaners, vinegar and descalers should be avoided.

The maintenance handover focused on regular dry sweeping and damp mopping with a suitable terrazzo floor cleaner. For ongoing care, choose a compatible, low-residue, normally pH-neutral product and follow its dilution instructions. Remove spills promptly and keep grit off the surface to reduce abrasion.

This project showed that an older, uneven terrazzo floor could achieve a high gloss—but the result depended on more than polishing. Reducing the lippage, filling the gaps, refining the edges and returning to the remaining scratches all contributed to the finished appearance.
