This 35 square metre Travertine floor in Keswick, Cumbria came to me after the client found Abbey Floor Care online while searching for a travertine cleaning specialist. The floor was originally installed as filled and honed travertine with a mid-sheen satin finish, but grout residue after installation and the use of strong cleaning products had left the surface dull and uneven in appearance.

On inspection, the grout residue was clear — the floor had never been properly cleaned after the original grouting work, leaving a film across the surface that dulled the natural sheen and attracted further soil over time. This is a common issue in travertine floors, and if left untreated for long enough it’s often the reason travertine grout turns black rather than simply looking dull. There were also patches of surface dullness that raised a flag for possible acid contact, though the client couldn’t confirm whether the original installer had used an acidic rinse during fitting. Travertine’s calcium-carbonate composition makes it permanently vulnerable to acid etching, so this kind of surface dulling is always worth investigating early, even where the cause can’t be confirmed with certainty.

The client had also been trying to maintain the floor herself using strong shop-bought cleaning products, without fully rinsing them off afterwards. This is a common mistake with travertine: any alkaline cleaner left to dry on the surface will gradually attack the calcium in the stone, degrading the sealer and accelerating dullness over time. It’s a slow, cumulative problem — each unrinsed clean leaves a little more residue, and the floor keeps looking worse no matter how often it’s mopped. My client was looking for the travertine to have a nice sheen again, with the grout residue fully removed and the surface looking consistent throughout the room.

I started by applying a non-acidic chemical grout treatment to soften the polymer in the grout lines, making the built-up residue much easier to lift without risking any etching to the surrounding stone. I removed the softened grout residue using a rotary scrubbing machine fitted with a scrubbing pad, working carefully across the full 35 square metres to make sure the treatment reached right into the grout joints as well as the open stone surface.

Once the floor was fully clean, I checked the surface for lippage before deciding on a refinishing approach. Thankfully, the tiles were reasonably smooth, with lippage measuring below 1mm across the floor — well within tolerance for direct diamond honing without needing any separate lippage-grinding stage first. The client wanted a high-sheen finish, so I diamond-honed the full floor through a progressive grit sequence, refining the surface evenly and bringing back the mid-sheen satin character the travertine originally had when it was installed.

With honing complete, I applied several coats of impregnating sealer to protect the stone against future liquid penetration and residue build-up, while preserving the natural, non-glossy appearance the client wanted. Impregnating sealer was the right choice here rather than a topical film, since it protects from within the stone rather than sitting on the surface, and it’s less prone to the kind of steam or heat-related bond failure that can affect topical sealers in busy kitchen areas.
